Commercial door repair covers the sectional, rolling steel and high-speed doors that keep warehouses, shops and service bays running. The first priority is getting the opening secure and operating; then the tech repairs the cause, whether that is a high-cycle spring that wore out, a door hit by a forklift or truck, or a faulty operator or safety control.
What the visit covers
- Opening secured or made operational first
- Broken high-cycle springs and cables replaced
- Impact-damaged sections, slats, guides and track repaired
- Operators, limit switches and control stations diagnosed
- Photo eyes and safety edges tested and corrected
- Maintenance recommendations for high-use doors

High-cycle spring failures
Commercial doors can cycle dozens of times a shift, and springs that suit a home door wear out in months on a dock. When one fails, we replace it with springs rated for your actual cycle count, and talk through upgrading the rest of the counterbalance so the next failure is years away rather than weeks.
Forklift and truck impact
A forklift mast or a trailer backing in a little long can fold a bottom section, tear a curtain out of its guides or bend track. We stabilize the door, replace damaged sections or slats, straighten or replace guides and track, and get the bay working. Where impacts are frequent, we can recommend guards or breakaway designs.
Operator and control faults
Commercial operators carry heavier motors, brakes, limit switches and three-button or radio controls. Faults show up as doors that stop short, reverse, drift or refuse commands. We test the electrical side and the mechanical drive, replace the failed component, and confirm safety devices work before the door goes back into service.
On the job

A big industrial market to keep moving
San Diego County holds about 213 million square feet of industrial space, with large recent leases from Gillespie Field in El Cajon to Otay Mesa near the border, according to Kidder Mathews' Q2 2026 report. Every one of those buildings depends on doors that open and close on schedule. Our Kearny Mesa service office sits central to that map, so a commercial call in Miramar, El Cajon or the South Bay is a reasonable drive for a truck carrying commercial parts.
How commercial repair is priced
Commercial repairs vary widely with the door type and the failure, so we price on site after diagnosis and before work starts. A misaligned photo eye and a rebuilt counterbalance on a 16-foot dock door are very different jobs. The main factors:

Yes. The line is answered 24/7, and after-hours commercial calls are dispatched the same way as residential emergencies.
Yes. If a section or curtain has to be ordered, we leave the opening secured or operable in the safest way possible and schedule the return visit.
We can set up regular service visits for doors that cycle heavily, which catches spring wear and operator issues before they stop a shift.
We service the common commercial operators and controls. If a part is discontinued, we tell you before quoting a replacement.
