Rolling steel doors are curtains of interlocking steel slats that coil around a spring-loaded barrel inside a hood above the opening, running in guides on each side. They suit warehouses, loading areas and storefronts where headroom is limited and security is a priority. Service covers new installations, slat and guide repair, barrel spring tension and motor or hoist work.
What the visit covers
- Opening measured for curtain, guides and hood
- New doors sized for wind and use, manual or motorized
- Bent or torn slats replaced and endlocks restored
- Guides straightened, re-aligned or replaced
- Barrel spring tension adjusted for balanced operation
- Motors, hoists, limit switches and controls serviced

Service door installation
New rolling service doors are sized to the opening and to how often they run. Low-use storage doors may be chain-hoist or crank-operated; busy bays are usually motorized with proper safety controls. We confirm mounting surfaces, hood clearance and power needs before ordering, so installation day goes cleanly.
Slat and guide repair
Impacts bend slats and push curtains out of their guides, after which the door binds, jams or will not close fully. We replace damaged slats, restore endlocks that keep the curtain tracking, and straighten or replace guides so the curtain runs true again.
Hood and motor work
Inside the hood, the barrel's spring tension carries most of the curtain's weight. When tension drops, the door gets heavy and the motor strains. We re-tension springs, service bearings, and repair or replace operators, brakes and limit switches so the door runs smoothly and stops where it should.
On the job

Rolling doors across a busy industrial base
San Diego County's industrial inventory runs to roughly 213 million square feet, and much of it relies on rolling steel doors at service entrances, mini-storage and loading areas, from El Cajon's Gillespie Field to Otay Mesa. Near the coast, salt air adds a second load: slats, guides and hood fasteners corrode faster, so periodic inspection matters more on buildings within reach of the marine layer than it does inland.
How rolling door work is priced
Rolling steel projects are quoted per opening after we see the door, because size, gauge, operation type and site conditions all shift the price. Repairs are priced after diagnosis and before work begins. Main factors:
Questions callers ask about this job
Rolling doors suit openings with little headroom and where security is a priority. Sectional doors suit openings with more headroom, need insulation, or want windows. We look at the space and use before recommending.
Often yes, depending on the door and barrel. We check the existing door before quoting an operator.
Usually the barrel springs have lost tension or a slat or guide is binding. Both are adjustable or repairable.
Yes. Damaged slats can usually be replaced individually, provided the curtain profile is available.
